A £72 million forward-funding commitment — Scotland's largest speculative industrial and logistics deal in 30 years — will bring Orchard Park, a 40-acre development at Eurocentral in North Lanarkshire, to market. CBRE brokered the transaction between a US-based investor and Newlands Developments, with Glasgow-based Tulchan Developments also part of the deal. The scheme will comprise five Grade A units ranging in size from 42,500 sq ft to 122,500 sq ft, with construction set to start in early 2027 and completion expected by mid-2028. Newlands Developments' Stephanie Bishop called it "a strong vote of confidence" from one of the world's leading real estate investors.
Orchard Park sits beside a dedicated M8 junction, putting both Glasgow and Edinburgh airports within 30 minutes.
Scotland's Central Belt industrial vacancy rate stands at around 2.5%, underlining the acute shortage of available space that the scheme aims to address.
Eurocentral already hosts DHL and GXO Logistics, and Newlands says Orchard Park will target occupiers needing top-quality space in the near term.
